Making the Most of Your Weekend House Hunting

For many home buyers, weekends are the only opportunity to view properties in person. With limited time and a competitive market, it's crucial to make the most of your weekend house-hunting. 

Here's how to stay organized, focused, and strategic so you can find the right home faster and with less stress:

1. Plan Ahead

The key to a successful weekend of house hunting is preparation. Start by reviewing listings during the week and narrowing down your must-see homes. Prioritize properties based on location, price, size, and any "must-have" features. Once you've created a shortlist of about 3-5 homes, work with your agent to schedule showings as early as possible.

2. Map Your Route

Save time by organizing showings geographically. Group nearby homes together so you're not zigzagging across town. Many real estate apps, such as Google Maps, allow you to create a custom route, which helps reduce travel time and keeps your day running smoothly.

3. Bring the Right Supplies

Showings can be more productive if you bring the right supplies. Come prepared with things like:

  • A phone or tablet to take photos and videos on to review later 
  • A notepad (or your notes app) to write down information, pros, and cons about different homes
  • Comfortable clothing and shoes to accommodate different types of properties

4. Look Beyond the House

When buying a home, you're not just buying a piece of property; you're buying a location. If possible, try to carve out some time between each home tour to visit a local attraction or simply wander around the neighborhood. You'll want to look for conveniences such as local supermarkets, drugstores, restaurants, coffee shops, and schools. You'll also want to determine if it's the right place for your lifestyle and hobbies.

5. Take Time to Debrief at the End of the Day

At the end of each day of house hunting, take time to review what you saw. Ask yourself: Which homes stood out? Which didn't meet expectations? Is there any you would like to revisit for a second showing? This step is crucial for staying clear-headed and in communication, especially when making comparisons or preparing to make an offer.

5. Talk It Through With Your Co-Buyer

While it's important to check in with yourself first, don't wait until the end of the weekend to discuss your observations with your partner, spouse, or other co-buyer. Share your thoughts after each home and be honest about what you liked or didn't. This ongoing dialogue helps avoid miscommunication and ensures you're aligned when it's time to make a decision. Even small differences in priorities can become big roadblocks without open communication.

6. Stay Flexible and Decisive

In a competitive market, homes can go under contract quickly. So, if you find one that checks your boxes, don't hesitate to act. Have your pre-approval ready, understand the offer process, and talk strategy with your agent in advance so you're ready to move forward if the right opportunity presents itself.
