What to Do When Your Home Has Been on the Market Longer Than Expected

Most sellers have a rough idea of how long they expect their home to take to sell. When that timeline stretches, it's easy to focus on the number of days the listing has been active.

The more useful question is why buyers haven't moved forward.

Sometimes the answer is price. Other times, the home is getting overlooked online, showings aren't translating into offers, or buyers are reacting to something that can still be changed.

Look at the Pattern, Not Just the Number of Days

A listing that's been active longer than expected doesn't automatically have one obvious problem.

Start with what has happened since it went live. Has the home received plenty of online views but very few showings? Are buyers touring it but not making offers? Have there been repeat comments about the same room, feature, or condition issue?

Those patterns can help narrow down what needs attention.

A lack of showings may point toward price, photos, or how the listing compares with nearby alternatives. Plenty of showings without offers may suggest buyers are seeing something in person that isn't working for them.

Pay Attention to Buyer Feedback

Not every comment deserves a reaction. Buyers have different tastes, and one person's objection may not matter to the next.

Repeated feedback is more useful.

If several buyers mention dark rooms, worn flooring, strong odors, limited storage, or a difficult layout, it's worth considering whether anything can be improved.

Some issues can be addressed relatively easily. Others can't. You probably aren't going to add another bedroom, but better lighting, a furniture adjustment, minor repairs, or a more realistic strategy may help.

Revisit the Price With Current Competition in Mind

The market can change while a home is listed.

New properties may come on the market. Others may reduce their prices. Similar homes may sell and provide a clearer picture of what buyers are willing to pay.

That means the original pricing decision shouldn't be treated as permanent.

Reviewing current competition with your real estate professional can help determine whether the home still sits where it should. The goal isn't to reduce the price simply because time has passed. It's to make sure buyers still see the value when comparing the property with their other choices.

Take Another Look at the Listing Itself

Sometimes the home is presenting better than the marketing around it.

Review the photos, description, and order in which the home's features are shown. If the strongest spaces appear late in the photo set or the description focuses on details buyers aren't responding to, a few adjustments may help.

This can be especially important if you've made improvements since the home was first listed.

Decide What Is Worth Changing

A slower sale can make sellers feel as though they need to change everything at once. Usually, a more focused approach works better.

Look for changes supported by actual buyer behavior, market activity, and repeated feedback rather than making improvements based on guesswork.

A home that takes longer to sell hasn't necessarily missed its opportunity. A careful review of what's happening around the listing can help identify what deserves to change and what may simply need more time.
