Tidying Tips to Prepare for a Last-Minute Showing

When selling your home, it's common to get calls from your agent about a showing request with little notice. Sometimes a buyer wants to come by in just an hour or two. While that might feel stressful, the good news is that with a few smart habits and quick fixes, you can make your home look inviting and ready to impress at a moment's notice. 

Here's how to prepare for a last-minute showing without losing your cool:

1. Focus on First Impressions

Buyers often form opinions before they even walk inside your home. A tidy, welcoming entryway immediately sets the right tone. If you only have a few minutes, step outside and take a quick look at your front entry. Sweep away leaves or dirt, straighten your doormat, and make sure the porch light is on if it's evening. 

2. Do a Quick Declutter

Clutter is distracting and makes rooms feel smaller. Plus, buyers want to imagine their own belongings in the space, not see reminders of yours. Keep a few large baskets or bins handy for quick clean-ups, and store toys, mail, and other everyday items in them. Then, tuck them out of sight in a closet or under a bed. Finally, clear off countertops in the kitchen and bathroom. 

3. Speed Clean the Essentials

You don't need to deep-clean everything before a showing, but certain areas should sparkle. Prioritize wiping down bathroom sinks and mirrors, kitchen counters, and toilet seats. A few minutes spent here can make your home feel fresher and more cared for.

4. Let in Light and Fresh Air

Open blinds and curtains to maximize natural light, which helps rooms appear bigger and more welcoming. If the weather allows, crack a window to air out the space. Be sure to avoid strong air fresheners, as they can seem artificial and lead buyers to wonder what you're trying to conceal. A lightly scented candle or a quick spritz of a neutral room spray works better.

5. Tidy Bedrooms and Living Areas

Take a few minutes to make the beds, fluff the pillows, and straighten the throws in the living room. Even if the rest of the room isn't perfect, a neatly made bed or a sofa with plumped cushions creates a sense of order. In main living areas, you will also want to stack magazines, place remote controls in a convenient location, and clear walkways between furniture.

6. Do a Final Sweep

Before you leave, walk through the house as if you were a buyer. Keep your eyes peeled for anything that could be distracting, such as shoes by the door, dirty dishes in the sink, or a trash can that needs to be emptied. These small details can stand out more than you think.

7. Keep a System in Place

The best way to handle last-minute showings is to maintain a "ready" state throughout the selling process. Keep clutter to a minimum, clean as you go, and establish quick routines to maintain a tidy space. That way, you'll only need a few minutes to polish things up when a buyer is on the way.
